About The Role

As Portfolio Options Manager, you'll play a key role in shaping the future of our housing portfolio. You'll bring together information from a range of sources, including property condition data, financial appraisals, legal constraints and customer demand, to assess how our homes are performing and recommend the best course of action.

Whether that's identifying opportunities for investment, improving existing homes, supporting redevelopment projects or helping deliver our disposals programme, your insight and judgement will help ensure we make the most effective use of our resources to support housing need.

This is an exciting opportunity for someone with strong social housing and property knowledge who enjoys analysing complex information, solving problems and influencing strategic decisions that make a real difference to customers and communities

Key Responsibilities

  • Analyse financial, property and strategic data to assess portfolio quality and recommend appropriate asset decisions.
  • Identify the causes of poor asset quality and ensure recommendations are based on robust evidence.  
  • Support the development and maintenance of property intelligence and asset grading information.  
  • Prepare options appraisals and feasibility studies.  
  • Assess investment requirements to ensure homes meet regulatory and quality standards, including Decent Homes requirements.  
  • Review legal titles, leases and planning constraints that may affect the future value or use of assets.  
  • Work with colleagues and external stakeholders on redevelopment, disposal and asset improvement opportunities.  
  • Present findings and recommendations to internal groups to support decision-making and portfolio quality.

This is a full-time role working 37 hours per week. Hybrid Working is available for this role working 2-3 days in the office dependent on business need. You will be based from any of our LiveWest offices, including Exeter, Weston-Super-Mare or Tolvaddon.

About The Candidate

To be successful in your application for the role of Portfolio Options Manager, you will have the essential skills and experience for a level 1 role (please see candidate information pack) and the following role specific skills and experience:

Essential Skills

  • Strong analytical skills with the ability to interpret complex property, financial and strategic information.
  • Excellent written and verbal communication skills, with the ability to present complex information clearly to different audiences.
  • Ability to make balanced, evidence-based decisions and take accountability for recommendations.

Essential Experience

  • Experience within a social housing or property environment.
  • Experience of interpreting, analysing and presenting data using Excel, Power BI or similar systems.
  • Experience completing property appraisals, feasibility studies or similar asset-based assessments.  

Essential Knowledge

  • Strong knowledge of property and asset management within a social housing context.  
  • Understanding of building condition information and long-term asset performance considerations
  • Knowledge of valuations, costs and funding considerations relating to property assets.  
  • Understanding of legal, planning and regulatory requirements affecting housing assets, including Decent Homes and energy standards.
  • Knowledge of strategic asset management principles, including affordability, demand and sustainability considerations.

Essential Qualifications

  • Good level of literacy and numeracy.
  • A Level or equivalent and above qualification in a relevant construction-related field.

Desirable Experience

  • Experience using asset grading applications.

Desirable Qualifications

  • Membership of a relevant professional body such as RICS, CIOB or RIBA.
